A deep sold record, and an asking side that has left it behind


Thirty-two homesites sold in Querencia in the three years to 26 August 2026, worth $49,174,000, from $750,000 to $2,675,000 at a median of $1,547,500. Land is the softest product in the community to negotiate: the median sale closed at 91.4% of asking, against 95.2% for houses and 97.6% at Verandas.

Not one lot has ever closed above its asking price. Three matched it, twenty-nine closed below, and $5,719,487 came off $54,893,487 of asking prices — 10.4% in aggregate, the deepest of any product here.

The twenty-four lots listed today ask $69,734,000 at a median of $2,962,500. That median is 91% above the median of what has actually sold, and fourteen of the twenty-four ask more than the $2,675,000 record close for any lot in Querencia. El Parque is sold out. Ten sales, no listings. It was the busiest land enclave in Querencia and there is nothing left in it on the MLS.

La Montaña is the one enclave where asking and selling agree. Five sales at a $2,600,000 median, four listings at a $2,599,500 median — a difference of $500. It is also the dearest enclave with a real record, and the firmest on negotiation at 92.9%.

Las Colinas is where the room is. Ten sales, every one below asking, at a median of 86.2% — the softest negotiating record of anything in Querencia, land or built. Its seven listings ask a median $1,950,000 against a $1,287,500 median close, and one of them — Las Colinas 82 at $7,000,000 — asks 2.6 times the highest price any Querencia lot has ever fetched.

That reads as a build contract recorded against the lot listing rather than the price of the land, and including it would move the land median.
