Six units sold here in the three years to 26 August 2026, worth $29,300,000, from $3,150,000 to $6,300,000 at a median of $5,125,000. That median is 69% above the community-wide median close of $3,025,000.
The per-square-foot gap is the real story. These six sales closed between $973 and $1,947 per square foot, at a median of $1,622. Inland condominiums closed at a median of $728 and houses at $631. Ocean side commands roughly two and a quarter times the inland condominium rate and two and a half times the house rate.

Note that the ranges barely overlap. The cheapest Ocean Residences sale, at $973 a square foot, is still dearer than 21 of the 22 inland condominium sales. This is not a premium at the margin; it is a separate price level.
